What is the difference between a quitclaim deed and a warranty deed?+
A warranty deed guarantees the grantor owns the property free and clear (with covenants of seisin, quiet enjoyment, and against encumbrances). A quitclaim deed transfers only "whatever interest the grantor may have" — could be 100%, could be zero. Use quitclaim for trusted transfers (family, divorce, LLC); use warranty deed for arm's-length sales.
Does a quitclaim deed remove me from the mortgage?+
